This metric is now standardized in the lending industry and many sellers, buyers and Realtors are finding that the assumed square footage reported in prior listings or tax records are inaccurate causing unnecessary issues with what the actual square- footage of a home is.
As of April 1st, 2022 ANSI Z765-2021 was adopted by Fannie Mae, Freddie Mac, FHA and others in the lending industry. The main driver for adoption by the lending institutions is to have a common method of measurement, required for all appraisers submitting reports for loans. In the past, different methods were used by different appraisers, home owners, realtors, etc. thus, causing different outcomes on the actual size of any said property. There was no standard specifically enforced. An example of this would be the inclusion or not of a stair case in the total livable area. ASNI states that the stairs are to be included in the GLA of the level it descends from. In the past many appraisers would not include the stairs making the argument that one could not actually live on the stairs. This is just one example of a difference which would affect the total computation.
